Pre-Licensing Questions

How do I get a New York Real Estate Salesperson license?

  • Complete Your Pre-Licensing Education. The first step is to complete a 77-Hr. Pre-Licensing Salesperson course.

  • Pass the Course Exam. After you complete your course, there is a course final exam. Course completions are valid for eight years and must be used to obtain a license or they will expire. Your final exam is required to be proctored.

  • Pass the New York Salesperson Exam. Applicants are required to schedule their salesperson exam online. To schedule your exam, you must have an eAccessNY account. In addition to applying for the exam, you can view your scheduled exam details and results online.

  • Choose a Sponsoring Broker. To be licensed, you have to be associated with a current and active New York sponsoring broker.

  • Complete the Application. Your final step is to complete your application using eAccessNY.

 How long does it take to get a New York Real Estate Salesperson license?

You must take and pass 77 course hours from an approved education provider to get a Real Estate Salesperson license in New York. If you treat your education like a 40-hour workweek, you can finish your education in as little as two weeks.

 How much does it cost to get a New York Real Estate Salesperson license?

  • Your Pre-Licensing education in New York costs about $339.

  • The initial license fee for a New York salesperson is $65 (scroll to “Fees” section).

  • The examination fee is $15 (scroll to “Fees” section).

 How old do I have to be to get my New York Real Estate Salesperson license?

The State of New York says you must be at least 18 years of age to get your New York Real Estate Salesperson license.

 Can a felon get a Real Estate Salesperson license in New York?

On the New York real estate license application, you will be asked three questions about any prior criminal offenses, professional license disciplinary actions, liens, or unpaid judgments. All applicants are evaluated on a case-by-case basis and offenses don’t automatically disqualify you. The Department considers factors such as the level and seriousness of the crime, the date of the crime, and more.

 How much does it cost to take the real estate exam in New York?

The examination fee for the New York Salesperson Exam is $15.

 What are the reciprocity rules in New York?

Due to recent changes to New York State Real Property Law that increase the educational requirement to obtain a real estate salesperson or broker license, New York no longer has reciprocity with any other state.

If you completed qualifying education outside of New York State, you may request a waiver of the course(s) required for a New York State license.

To request a waiver, you must submit:

  • A course description

  • Proof of course completion

  • A detailed outline listing the topics and hours completed
