Complete Your Pre-Licensing Education. First, complete a 77-Hr. Pre-Licensing Salesperson course.
Pass the Course Exam. After you complete your course, take the course final exam. Course completions are valid for eight years and must be used to obtain a license or they will expire. Your final exam is required to be proctored.
Pass the New York Salesperson Exam. Applicants are required to schedule their salesperson exam online. To schedule your exam, you must have an eAccessNY account. In addition to applying for the exam, you can view your scheduled exam details and results online.
Choose a Sponsoring Broker. To be licensed, you have to be associated with a current and active New York sponsoring broker.
Complete the Application. Your final step is to complete your application using eAccessNY.

Next, you’ll need to start fulfilling requirements for your Continuing Education. Whether you want to remain a salesperson or advance into a broker role, here’s everything you need to know about completing your CE in New York.
Real Estate Salesperson and Broker licenses have to be renewed online through eAccessNY. Paper renewal forms are not given to real estate licensees.Three months before your license expires, you will get an email and postcard reminder. Both will tell you it's time to complete your continuing education and renew your license. Your reminders will also give you written instructions on renewing your license through your eAccessNY account.
Salespersons and BrokersNew York salespersons and brokers have to complete 22.5 hours of education every two years by the day of their license anniversary date.For your first renewal as a salesperson, your course content must include:
2 hours of implicit bias
2 hours of cultural competency
3 hours of fair housing
2.5 hours of ethical business practices
1 hour of legal matters
2 agency hours
10 elective hours
If you are a broker or completing your subsequent renewal, the continuing education content requirements are almost identical. (“Subsequent renewal” just means the second time you complete your Continuing Education.)The only content differences are:
You only need to take 1 hour of agency content, instead of 2.
You need 11 elective hours, instead of 10.
