This three-hour post-licensing course gives new New Hampshire salespersons a thorough grounding in the agency relationships, duties, and obligations that govern every real estate transaction under New Hampshire law. The course examines agency relationships recognized in New Hampshire, along with the primary firm business models and how each structures the representation of buyers and sellers. You’ll develop a working knowledge of the full fiduciary duties owed to clients, the distinct and more limited duties owed to customers, and the specific statutory framework governing the facilitator role. The course also covers the agency disclosure forms used in New Hampshire practice and the timing and documentation requirements for designated agency and dual agency consent.

The course examines the two independent layers of disclosure duty — the seller's statutory obligations and the licensee's professional obligation. You’ll develop a working understanding of both voluntary and mandatory disclosures including the Seller's Property Disclosure form, the Brokerage Relationship Disclosure, and the principle of material condition under NH law, with particular attention to the timing requirements that govern when each form must be delivered.

This three-hour post-licensing course introduces new New Hampshire salespersons to the principles of professional ethical conduct in real estate practice, using the NAR Code of Ethics as the framework for examining how ethics and law intersect, align, and evolve over time. The course establishes the distinction between legal compliance and ethical conduct, surveys the relevant provisions of RSA 331-A:26 as the legal floor for brokerage practice in New Hampshire, and provides a thorough examination of the NAR Code of Ethics. You’ll explore the similarities and differences between New Hampshire license law and the NAR Code, examine how the Code has evolved, and develop a clear understanding of both the New Hampshire Commission's enforcement process and the NAR professional standards process, including the distinction between an ethics complaint and an arbitration request and the procuring cause standard.

This three-hour post-licensing course provides new New Hampshire salespersons with the practical working knowledge needed to competently prepare a Purchase and Sales Agreement. Using a sample form as the primary teaching document, the course walks through all sections of the agreement clause by clause, covering the financial terms, inspection and financing contingencies, title and closing provisions, and the critical concept of the Effective Date from which all transaction deadlines run. You’ll develop a thorough understanding of the roles and relationships of the licensees involved in preparing a P&S Agreement, including how agency is disclosed within the document itself, and gain a clear understanding of the boundaries of a licensee's authorized role in completing standard forms versus the unauthorized practice of law.
