The typical first-timer is now 40 years old, earns nearly $100,000 a year, and represents just 21% of all buyers — an all-time low. They have been delayed by student debt, priced out by a historic affordability crunch, and are entering the market during one of the most complex buying environments in modern real estate history. To serve them well, agents need an updated playbook.
This three-hour live online course delivers that update. Participants will examine the demographic and financial forces reshaping today's first-timer, the affordability and inventory challenges defining the entry-level market, and the financing tools — from FHA and down payment assistance to builder buydowns — that make homeownership possible for cost-constrained buyers. The course closes with a practical focus on buyer representation: articulating your value, navigating the compensation conversation, and tailoring your consultation to the life stage and mindset of today's first-time buyer.
Iowa State Requirement Details for Real Estate Continuing Education
Renewal Date: 12/31 every three years
Hours Required: 36 hours
Note: per Iowa state regulations, a maximum of 24 hours may be taken by distance learning during each three-year renewal period. At least 12 hours of continuing education must be taken via live instruction. There is no requirement as to which course or courses are taken via live instruction.

Certificates: Immediately upon course completions, The CE Shop will provide students with an electronic copy of the course certificate of completion. Certificates will remain in your account for a minimum of five years, should you need additional copies at a later time. Please refer to your application to determine if you need to submit your certificate(s) of completion. Course completion dates are recorded using Central Standard Time. Please note that the date on your certificate of completion will reflect this.
Final Exam: Final exams must be passed with a minimum of 80% and may be taken as many times as necessary in order to pass.
License Renewal Process: The process to renew in this state is to log in to the licensing system online and follow the prompts to renew.
Max Hours in a 24-Hour Period: Students will not receive credit for more than 8 hours of continuing education in a 24-hour period. Our online course delivery system manages this requirement for you.
Course Duplication: During each three-year renewal period a course may be taken for credit only once. A course may be repeated for credit ONLY if the course numbers and instructors are different.
