It’s important to understand how real estate commissions make up your paycheck and can be used to determine your earning potential. Upon a closing (property sale), commissions are generally 6% of the total home purchase price. The listing agent splits that 50% with the buyer’s agent. With your 50%, you’ll pay a percentage to the broker you work for (e.g., a 60/40 split). For example, a $300,000 home sale will gross $18,000 in commission, which equals $9,000 for each agent. After the agent pays the broker they work for, they walk away with $5,400 (based on the example of a 60/40 split with the broker). Obviously the opportunity to net $5,400 based on one home transaction is very appealing. The higher the home’s selling price, the greater the commission, and the more closings you do, the more money you make.
