Staging A Home For The Holidays
It’s that time of year where the holidays are just around the corner! Selling a home during the winter months and holidays can definitely be a challenge.
Cold weather, fewer buyers, and the stress of the holidays can make it difficult to get folks to your listings. However, there are some great advantages to selling in the winter months:
Less competition – Since so many people take their homes off the market for the holidays, there’s a lot less inventory, which gives you a better chance of getting a buyer that wants to make a purchase quickly.
More time to browse – People take a lot of time off during the holidays – this flexibility gives them a chance to look at homes at times and places they normally couldn’t fit into their schedule.
Seasonality is dying – Online listings and 24/7 access are changing buyer behavior. If someone is looking for a home, they may not stop looking during the holidays, and the reduced inventory gives you an increased chance to make an appealing price adjustment or create an opportunity to get your listings in front of serious buyers.
If you’re advising clients to keep their listings active for the holidays, the next step is making sure that you’re giving these serious buyers a reason to choose your client’s home – and that includes the holiday spirit.
Tapping into the season can really take your listings to the next level if you do it right. Here are some things to consider when you’re staging a home for the holidays:
To Stage or Not to Stage
There are a lot of recommendations out there that clients should keep their house clean and de-cluttered, but not involve any holiday decorations at all (some even mentioned hiding presents in a closet).
Our recommendation would be to take the queue from the neighborhood. If every house on the street has decorations up and you can see a festive tree through a window, keep that curb appeal by using tasteful decorations that show some holiday spirit.
The Best Bet is Neutral
If your clients do plan on adding some holiday decorations, less is always more.
Don’t overwhelm someone walking through the front door. Try some tasteful garland, candles, white lights and holly – things that don’t scream Santa, Rudolph and elves.
Use just enough to show potential buyers that your clients are celebrating the season.
Enhance the Home with Holiday Decorations– Don’t Bury It
Hey, I love a great big tree in my living room – but that might make that room seem quite a bit smaller than it really is.
Use holiday decorations to make the home brighter, more inviting and warm.
Use a slimmer tree instead of an overwhelming tree to enhance a room. Think about what you would want to see in your next home!
A Warm Home is Heartwarming
There’s nothing more inviting when walking in from the cold than a roaring fire (simulated or not).
If your fireplace is the center point in the living room or family room, make the room more inviting by having a roaring fire warming the room.
Make sure the house in general is nice and warm, inviting visitors in from the cold.
Use the Smells of the Season
Use the scents of the season throughout the home to help people connect with great memories of holidays with their families. There are some great ideas out there, but here are my favorites:
- Brew some hot chocolate
- Cider simmering on the stove
- Gingerbread cookies
- Pine tree scent
- Scented candles
Scent is a very powerful motivator, so use it to your advantage!
Don’t Skimp on Outdoor Lights
It’s always nice to see lights on a home during the holidays – especially if the neighborhood or the entire city participates.
That being said, this isn't the Great Light Fight - you're looking to sell the home, not show up the neighbors.
The best bet for when you’re selling a home is to keep it super simple – single-colored lights around the frame of the house, a holiday doormat, and some greenery will go a long way in improving curb appeal.
