Instead of a fixed salary, you get paid for your performance. This commission-based job means the amount of money you make each year is directly correlated to the amount of work you do and the number of closings you complete, which puts you in complete control of your earnings. Since the time and effort you put into the job translates into commissions in your pocket, you know that you’re getting paid what you’re worth, which is a very rewarding feeling.

Doing market research, defining the type of clientele you want to serve and the niche you want to pursue, and understanding real estate trends can all lead to increased earning potential. Conducting regular research on the neighborhoods and business districts you serve will lead to you making strategic decisions and creating marketing campaigns that can bring in more money.

It’s important to understand real estate commissions and commission structure. This will help you better understand your earning potential and what you need to put into your job as a realtor to get what you want. Upon closing, commissions are generally 6% of the total home purchase price. The listing agent splits that 50% with the buyer’s agent, and with your 50% you’ll pay a percentage to the broker you work for. For example, $300,000 homes sell with gross $18,000 in commission, or $9,000 for each agent. After you pay the broker you work for, you may walk away with $5,400 for that one transaction, depending on the split with the broker. Obviously, the opportunity to net up to $5,400 after a closing is very appealing, and the higher the home’s selling price, the greater the commission. The more sales you do, the more money you make.
