How to Get Your Salesperson Real Estate License in New York

Successfully complete the 75-hour salesperson qualifying course with an approved education provider.

Successfully pass coursework and the real estate exam with a proctor.

After you complete all the course materials, meet the minimum time requirements, and score well on the practice exam, you’ll schedule to sit for a 100-question final exam. The passing score is 70%. According to state rules, you are only allowed to take this exam twice.

The test must be taken in the presence of a proctor approved by the NY Department of State. Included is an approved list of proctoring locations available to schedule your exam here.


Choose a sponsoring broker.

To start a career in real estate you must have a broker that will sponsor you through the licensing process and provide you with a launch pad to your new career. This broker will be a career and education mentor, providing you with an inside view of the day-to-day operations of a realtor.

How do you choose the right broker? Brokers are not one size fits all. Do your research and find a brokerage that reflects your values, interests, and market niche. Remember that you’ll represent the broker you choose and they will represent you. To find the right fit, start by asking the following questions as you do your research:

  • What is their reputation - locally and nationally?
  • What kind of agents are they looking for?
  • Are they up-to-date technologically?
  • Do they support their agents with education and training?
  • What kind of commission and benefits do they offer?
  • Do they provide agents with leads and marketing materials?



Schedule the NY State Real Estate Salesperson Exam.

Via the Occupational Licensing Management System, eAccessNY, you can schedule this state required exam. Successful completion of the exam leads you to the final steps needed to obtain your real estate salesperson license in the state of New York. Fill out the real estate salesperson application.

Upon successful completion of the state exam, you need to fill out the online application and pay the required fee to get your license. You can find the application here or use eAccessNY to complete the application online.



Receive your license.

Once the application is approved, a license and pocket card will be issued identifying you as a New York state licensed real estate salesperson. The license is valid for two years.

To keep your license active and be eligible for renewal, take advantage of The CE Shop to complete your required real estate Continuing Education courses every two years.
