Single Females Dominate Pennsylvania Real Estate Market

Who Runs Pennsylvania’s Real Estate Market? Girls.

In every metro area of the Keystone State, single women are more likely to own a home than their male counterparts. According to a national report from The National Association of REALTORS®, single women were more likely to own a home than single males and were narrowly behind the homeownership rates of married couples. The data also shows that single women own 2.4 million more homes than males and spend 6% more on homes.

Single women have continued to ramp up their homebuying efforts, and real estate agents need to be prepared to address their needs and wants.

Pennsylvania Metro Area Homeownership Demographics

Nationally, single female buyers were the second-largest segment of homeowners at 17%, just behind married couples. The NAR reported on the top metro areas in each state and created a demographic comparison for each area. In Pennsylvania, females do not spend more money than males, but they make up the second-largest segment of buyers in the state and are purchasing homes later in life, likely during retirement.

Pittsburgh Metro

The homeownership rate for single women is higher than the rate for single men by 0.7% in the Pittsburgh Metro area. Single female homeowners are older by a decade at 68 years old compared to men at 59 years old. Men outspend women on homes by about $400 on average.

Scranton-Wilkes-Barre Metro

The homeownership rate for single women is higher than the rate for single men by 0.5% in this area. The median age for a single female homeowner is 69 years old, while it is 58 years old for men. Male homeowners outspend female homeowners by about $7,000.

Harrisburg-Carlisle Metro

The homeownership rate for single women is higher than the rate for single men by 1.2% in the Harrisburg-Carlisle Metro area. The median age of a single female homeowner is 66 years old, while the median age for the single male owner is 60 years old. Male homeowners spent about $5,000 more on their homes compared to their female peers.

Allentown-Bethlehem-Easton Metro, PA/NJ

The homeownership rate for single women is higher than the rate for single men by 0.3% in this metro area. The median age for female homeowners is 69 years old compared to 60 years old for male homeowners. The median home price is comparable with males spending about $3,000 more than females.

Philadelphia-Camden-Wilmington Metro, PA/NJ/DE/MD

The homeownership rate for single women is higher than the rate for single men by 3.8% in the area. The median age of single female homebuyers is higher than their male counterparts, at 67 years old compared to 57 years old respectively. Spending-wise, single male homeowners spent just over $350 more than single female homeowners.
