With an average home value of $145,323, the state of Arkansas is one of the most affordable places to live — and that’s great news for pet-owning homebuyers. With an average home value roughly 14% below the rest of the country, the state of Arkansas not only lets people spread out for less, but it also gives homebuyers the opportunity to purchase property with their pets in mind.
Why Arkansas Is Great for Pets
The state of Arkansas has more dog owners than any other state, meaning that finding properties with pet-friendly features, such as a sizable yard, is critical for dog-loving homebuyers.
Luckily, big, affordable lots are one of Arkansas’ strengths. The average yard size of single-family homes in America is 10,871 square feet. In Arkansas, the average yard size is 30,442 square feet, or nearly three times the size of the average lot, all for 14% less than the average cost of housing.
Furthermore, pet owners are generally better off purchasing property over renting. Depending on the landlord, some places limit the size, type, and number of pets a person can own. When people do find a property that fits their needs, there are often added costs incurred to host their beloved furry companion. On average, renters who own pets will pay at least an estimated $320 - $1,100 in pet deposits and rent in the first year of renting with Fido.
That seems to be most Arkansans' preference anyway. According to census data, ~66% of all Arkansas properties are owner-occupied, many of which own pets and are likely looking to purchase the next time they change properties — if not for them, then to give their pets more space or move closer to a dog-friendly amenity. In fact, Arkansas was named the top dog-loving state in the U.S. by the American Veterinary Medical Association, and it’s got a whole host of dog-friendly — like bark parks, dog-friendly campgrounds, and 459 restaurants that accommodate four-legged friends.
Real Estate and Pets
Think real estate has gone to the dogs? You’d be right. According to a recent Realtor.com survey, almost 95% of pet-owning homebuyers reported that they thought about their pets’ needs when choosing which home to buy.
Additionally, the survey found that 38% of respondents cited a “big yard” as a property’s most important feature, followed by “outdoor spaces” at 29%, “garages” at 24%, “dog-friendly areas” at 22%, and last but not least — “interior square footage” at 20%. These are all attributes easily found in the Arkansas real estate market.
“We believe that a home is so much more than a roof and four walls. It is where family and friends come together and memories are made,” Nate Johnson, Chief Marketing Officer for Realtor.com, said. “The results of this survey reinforce that our pets are our family and an important part of what makes a house a home.”
