New Housing Development in Houston Metro Breaking Ground in 2022

Houston Will House New Single-Family Home Development

Conroe, a small town north of Houston, is welcoming a well-needed residential development. The new development plans to break ground in the third quarter of 2022, with home renderings and prices available later this year for potential buyers.

Conroe Development Details

Local development company Signorelli will develop this new residential community. The development will span 255 acres in Montgomery County, about 45 minutes north of the Houston Metro area.

The new residential community will include 840 single-family homes, and a new elementary school for the Conroe Independent School District, that’s expected to open in the fall of 2024. Each home will sit on 40 – 50-foot-wide lots, with an additional 45-acre green space that includes lakes and recreational amenities for residents.

Residents will enjoy the community's easy access to the Lone Star Executive Airport in Montgomery County, as well as Lake Conroe, and I-45.

“Conroe continues to be a leading submarket in the Houston area for new home starts, making it an ideal location for our newest master-planned community,” said Jeff Dewese, senior vice president of land division for The Signorelli Company in a press release.

“As pioneers in placemaking, The Signorelli Company seeks to build communities well aligned with the wants and needs of area residents. We welcome the opportunity to bring this new home development to Conroe, along with a new school to support the district’s growth, in a vibrant environment where area families can grow and thrive.”

As Dewese said, the local development company will do just that. Signorelli has an outstanding reputation for creating communities that provide residents with a place to live, work, shop, play, and develop relationships with their neighbors.

Houston’s Housing Inventory Heartache

As is the case across the county, prices are high, and the housing supply is at an all-time low. Houston and the surrounding counties have suffered the same fate as other major markets. In March 2022, single-family homes inventory dropped to1.3-months supply compared to 1.8 months in March 2021.

With new developments such as the single-family development in Conroe, housing supply issues can be curbed and ease homebuyer concerns.

Clearly, the housing inventory in both Houston and Montgomery County is at record lows. Thankfully, the Houston Metro area has responded with increased new construction,. Iin 2021 single-family construction permits increased by15%, which is a positive sign for the real estate market. Still, there’s a lot of work to be done to meet the current demand for housing in Houston.

Houston ranks high in the list of best housing markets in the country, which aligns with the city’s rise in popularity over the past two years.H-Town was named a top moving destination in Penske Truck Rental’s annual Top Moving Destinations list in 2021.

Homebuyers in the greater Houston area can still expect competition;, the current market isn’t for the casual buyer. Be ready to offer above the listing price and prepare for bidding wars.
